Arrived to do a performance maintenance. Set up for combustion analysis temperature split and static pressure tests. Verified operation of all mechanical and electronic components of the furnace. Checked blower for cleanliness and to see if there is any play in the bearings. Checked systems heat exchanger to ensure proper venting of flue gas. Performed an electronic gas leak search. Verified operation of the humidifier. Furnace and humidifier are operational at this time.

Adjusted fan speeds to allow a better temperature split and lower the systems static pressure. Verified operation of all mechanical and electronic components of the furnace. Checked systems heat exchanger to ensure proper venting of flue gas. Found that the evaporator pan is deformed and can leak condensation into the furnace. Performed an electronic gas leak search. Dispatched for system not keeping up and ice on lines. After a thorough inspection of the whole system it was found to have a fault in the refrigerant. After adding just about a 1lbs. All pressure and temps are within manufacturer specifications. Today I was dispatched to a system tuneup. When I arrived, the customer said that yesterday the unit stopped working. I found the outdoor unit throwing a low pressure lockout code when I reset the code the system started up my pressures. Look normal for the cooler weather today. The refrigerant lines freeze up almost immediately in the condenser. After going over everything with my field support tech. We have diagnosed a bad TXv. We are going to replace the coil and TXV. Customers are gonna give us a call Tuesday morning if they do not hear anything from us by Monday. Thank you for choosing LBA
Today was dispatched to an air-conditioning maintenance. I started inside. We have a good temp split blower motor is not leaking oil blower wheel is clean. I changed the filter inside today. Spoke to the customer about a duct cleaning, I also spoke to the customer about her water heater is very aged, customer is aware of the age of the water heater not interested in the duct cleaning at this time. Then moved outside, capacitor, contactor, compressor condenser fan motor are all working like they’re supposed to. I did burn and rinse off the unit today as the laundry dryer vent is right by the outdoor unit, allowing it to get clogged very easily
Hard kit installed system is up and running before departure. Total price for job was $293 , and payment was collected as well. Did check capacitor as well within specifications. As well for amperage on fan and compressor. Thank you for choosing LBA services-Johann
Went for a maintenance call today. Temp split between the supply and return duct passed. Evaporator coil is clean but has a lot of rust. Heat exchanger is in okay condition, no rust but has some stress marks. Outside system is clean. Refrigerant pressures met factory specifications. Compressor and fan motor amperage passed.
